The case

Why buy this way

Terms first

Contract, deposit, closing date and fees are published before the auction opens. Nothing is negotiated afterward.

Real competition

You see the bids. The price is what the market says it is on the day, not what a listing says it should be.

A date

Win, and you close on the published timeline, usually within 30 days.

Auction day

In the room, online or by phone

Bid in person at the auction, from anywhere online, or through a member of our team by telephone. Every bid is visible and recorded, and extended bidding applies in the closing minutes.

Questions

Good to know

Reserve and without reserve

A reserve auction has a confidential minimum. If bidding does not reach it, the seller is not obligated to sell. An auction without reserve has no minimum: the estate sells to the highest bidder on the day.

The buyer's premium

A percentage added to the winning bid. It is the auction house's fee and is paid by the buyer. Bid the number you want to pay before the premium, and know the total will be your bid plus the premium.

Maximum bids

Set the most you are willing to pay. The system or the auctioneer bids on your behalf up to that amount, only as much as needed to stay ahead, never more.

Extended bidding

A bid placed in the final minutes of an online auction extends the closing time so every bidder can respond. The auction ends only when the bidding does.

Due diligence

Everything that would normally be a contingency happens before the auction. Tour the property, request the documents, have your attorney review the contract, arrange your funds.
