The case

Why an auction

The cost of time

Exceptional homes rarely find their buyer quickly, and extended time on market usually brings successive price reductions.

Competition on one date

A published auction date concentrates buyer interest. Every interested party must act within the same window.

Seller control

You approve the terms before launch and may set a confidential reserve.

The campaign

A thirty-day campaign built around the estate

We produce the film, photography and written presentation, define the audience before launch, and run the campaign for thirty days. A founder reviews progress with you each week.

Technology How we reach buyers

From millions of prospects to the right few

We build custom precision models for each estate, around its character and features.

Technology Client reporting

Full visibility of the market

From launch, you and your agent have a private dashboard showing the campaign as it runs: reach, engagement, showings, registered bidders, and what the model is learning about your buyers.

Auction process

How it works

  1. Day 1

    Agreement

We review the estate, agree on terms and a reserve, and set the auction date in writing.

  2. Days 1–30

    Campaign

Film, photography and targeted distribution to the buyers the model selects. Showings and registration run alongside.

  3. Day 30

    Auction

Qualified bidders compete, in the room, online or by phone. The highest bid wins.

  4. By day 45

    Closing

Cash, no contingencies, within 45 days of the agreement you signed.

Questions

Common questions

Is an auction a sign of distress?

No. Art, cars, yachts and the finest homes in the world are sold at auction because competition on a date produces the truest price. The sellers we work with are choosing certainty, not surrendering value.

What does it cost me?

The buyer pays our premium. You pay your listing agent as you already agreed to.

How is my price protected?

You can set a confidential reserve. If bidding does not reach it, you are not obligated to sell.

Will my sale be made public?

No. Discretion is the default: we do not publish our clients’ homes in a public portfolio or share their sale results. Each campaign is shown only to its qualified audience, and full details are released to registered bidders.

Do you work with my listing agent?

Yes, on every sale. Your agent remains your representative, and their commission is written into the agreement from day one.

What kinds of properties qualify?

Exceptional homes, estates, land and second-home properties across the United States, typically valued from $1 million to $100 million. Not every property qualifies, and we will tell you candidly within one business day.

Discuss your estate

A few details are enough to begin. A founder replies within one business day with an initial assessment.
